A little history - Rent was $1,400/mo. Value was $180,000. Rehab cost $30,000. End value IN 30 DAYS was $240,000. Rental income is now $2,000! It is now the nicest unit in the whole neighborhood! Tenants were bidding for the property and I got my client $2,000 per month.
In this rehab, I was the Project Manager, which is the best way for an individual to learn. My client paid all the bills directly. Because of my volume, I get great discounts for materials and products that I pass on to my clients. They can see where the bulk of their money goes, what things really cost and where to focus their improvements that will get the biggest Return on Investment (ROI).
In other projects, I've been the GC because the client just wanted it done. I've bought the land and built the house to their specifications and then sold it to them when it was done.
